1. Let’s get started
We’ll start with a “sketch meeting”.
Share your ideas, sketches and requirements with Jack, and he’ll provide advice on site works, services and any other issues that may relate to your block. We can even help you with tips on finding the right one.
You can also take a look at the range of existing Genesis Homes home designs, to see whether any of them are suitable, or perhaps adaptable to your needs.
A fortnight or so after this meeting, we’ll show you the initial draft concept plans and an indicative price.
If you’re like most people you’ll have some more changes to make, to truly make the home your own. No problem, we’ll get these back to you promptly to confirm your changes, with a more accurate building price.
If you’re ready to go ahead, we’ll ask you for a commitment to engage into the next stage, the Preparation of Plans Agreement (PPA).
3. Let’s get committed (take a deep breath)
By this stage, we have all agreed on the floor-plan of the home.
It’s important to note that major structural changes cannot be made after this point (it delays the home building process and can lead to errors, something neither of us want!), so don’t sign anything until you’re completely satisfied that the plans are exactly as you want them. You can make some changes (not structural) at the colours meeting, so you don’t have to make up your mind on everything just yet.
Jack will go through every piece of paper with you, explain all the technical bits and jargon, and ensure you’re happy to sign.
5. Let’s get the i’s dotted and the t’s crossed
We’ll forward all your plans to the relevant authorities such as electricity and gas, water, engineers and the all-important local council to gain their final approvals and secure a building licence. If there are any issues, we’ll work with the authority involved to solve them.
7. Let’s get involved
At Genesis when we are building a home for you, we want you to be part of the excitement.
Join Jack on the newly poured slab so he can explain to you the next steps in the construction process and answer your questions.
Over the years, Jack has gathered a loyal team of subcontractors, all handpicked for their skills, attitude and work ethic. When you come on site, just introduce yourself to them – they won’t bite!
And Jack’s always available by phone or email if you need to ask questions or get clarification on the process.
2. Let’s get detailed
The PPA is signed, sealed and paid, so it’s time to get moving.
The next step is preparing the working drawings that meet NCA/BCA and Australian Standard, R-Code requirements and Estate covenant demands.
Surveyors will plot the contours of your block, and engineers will conduct a soil test to determine the soil type. We’ll also need to determine the Wind Classification and the Coastal Zone assessment.
Once all this information is in, we’ll prepare all your documentation, which includes the addenda, specifications, contracts, engineering and costings.
All this ground work is covered by your deposit, and if you proceed with Genesis Homes Master Builders to build your home, this fee will be deducted from your final invoice. We think you’ll agree that’s pretty good value.
4. Let’s get funky, choosing colours and fittings
This is where all that time browsing through magazines, prowling through display villages and surreptitiously checking out your neighbours’ and friends’ houses pays off.
You get to make all the finishing touch choices to your new Genesis home.
Together we’ll meet with “ColourCube” to assist you in making the colour, materials and appointments selections in your home.
From the external brick choices to paint colours, “ColourCube” will guide you through this process free of charge, with plenty of sample and colour books on hand so you can compare and evaluate different combinations.
Remember that the choices you make here are final and we prefer they not be varied during construction. They’ll be priced up and reflected in a new set of plans and addenda, which we’ll get to you ASAP.
6. Let’s get serious
It’s time to build.
We’ve got your finance approval and payment schedule, power and water approvals, building approvals and the titles to your land. That’s it; we’re ready to break soil!
8. Let’s pop the top off a bottle of Bubbly
Once construction has been completed and we receive the Notice of Completion, the party’s at your house!
Together we’ll go through the home with a fine tooth comb and highlight any reasonable items that need rectifying, or at least explain why things have been done the way they have. All of these finicky little details, which are actually very important to you, will be completed within 10 working days. Guaranteed.
Once we’ve received your final payment, sign off the last documents and receive the keys to your lovely new home.
Our partnership doesn’t end there. If any issues should arise at any time, just give us a call – we’ll pop out to inspect the problem and figure out a solution that suits both of us. We don’t anticipate any major problems, but if there’s something niggling you, we’re happy to come round and un-niggle it.
